The MLS Committee is always monitoring the features of the MLS to make sure they meet the needs of the membership. Recently, the committee reviewed the current fields in the MLS and determined that there were several input fields which needed to be revised or updated. These changes will take effect Monday, June 27.
The following changes will occur across all property types:
Total characters will increase to 200 in the Showing Instructions for all property types.
Total characters will increase to 2000 in the Property Description for all property types.
Under the Features Tab, all features field groups will be expanded so there is no scroll bar and all required feature fields will be placed near the top of the Features Tab for each property type.
The “Last Remodeled” field will be hidden from Misc for all Property types.
Agent email address will be added to all report results for all property types.
For all property types under Misc Tab – Distressed Property Field, change “Bank Owned” to “Bank Owned / Foreclosure”, and remove “REO” from “REO/Auction”.
The following changes will occur to the Residential property type:
Property Tab
Add “Mid Century” to the Style field.
Misc Tab
Add “Homestead Exemption Y/N” Field under Semi Annual Taxes and make field required.
Add “Walking Trail” to the list of options under included in fee.
Add “See Realist” to the help ? for lot dimensions.
Move the HOA fields to the Listing tab.
Move Management company fields to the Listing tab.
Move included in HOA/Condo Fee Fields moved to the Listing tab.
Rooms Tab
Under Room Drop down field, add the following: “Exercise Room”, “Library”, “Screened Patio”, “Wine Room”, “Laundry”, “Game Room”, “Bonus Room” and Change “Master Bedroom” to “Primary Bedroom”.
Under Levels field, change First to Main and add Lower Level, lower level/Bi, lower level/Tri, lower level/Quad to replace the Quad option.
Add “Full Baths Lower Level / Basement” and “Half Baths Lower Level / Basement”.
Features Tab
Occupancy group add “Extended”, remove “immediate” and move all current “immediate” to “At Closing”.
Garage Group add “Cooled” and “Pole Barn”.
Construction Group change “Ext Insul & Fin Sys” to “EFIS / Dryvit” change “HardiePlank” to “Cement / Fiber Board”.
Ownership Group add “Trust”, ”LLC”, ”Foreign Entity”.
Fireplace Group add “Two Sided”.
Cooling Group remove “Manufacturing”, “Office Area”, “Warehouse” and move any current selections of these fields to “Other”.
Kitchen Features group remove “Countertop” and move selections to “None / Other” add “Quartz”, “Soapstone”, “Concrete”, “Wood / Butcher Block”.
Inside Features group add “Vaulted Ceiling”, “Tankless Water Heater”, “Sauna”, “Hot Tub”, “Steam Room”, “Pool” change “Security” to “Security / Surveillance” change “Whirlpool” to “Jetted Tub”.
Utilities group add “Aeration”, “Solar” change “ATT Generator” to “Att Generator”.
Windows group add “Vinyl”.
Outside Features group add “Lawn Sprinkler”, “Irrigation”, “Outside Kitchen”, “Hot Tub”, “Privacy Fencing”, “Fireplace / Fire Pit”.
Appliances group add “Wine Cooler”, “Second Refrig / Freezer” remove “Rent Water Heater”.
Make Flood Insurance field required.
The following changes will occur to the Rental property type:
General Tab
Under Buyer Broker field add “Co Broker Placement Fee” (This will be a free form field) (Make this field required) (Describes the Commission fee structure).
Change “List Price” to “Monthly Rental Fee”.
Property Tab
Duplicate Residential Property Tab fields under Rental.
Remarks Tab
Duplicate Residential Remarks Tab fields under Rental.
Rooms Tab
Duplicate Residential Rooms Tab fields under Rental.
Features Tab
Duplicate Residential Features Tab fields under Rental.
The following changes will occur to the Multi-Family property type:

Remove duplicate “Lot Dimensions” field.

The following changes will occur to the Farm property type:

Add “Homestead Exemption Y/N” field under Semi Annual Taxes and make field required.

Remove “Truck” from Farm Type field.
Add “Wind” to Farm Type field.
Add “Wind Power” to Utilities field.
Put a grouping box around the different types of surveys and label “Surveys”.
