I want to thank all of you for choosing Dayton REALTORS® as your REALTOR® association®. These past several months have proven to be very challenging for REALTOR® members across the country, but your elected leaders, committees, and work groups have come together to make the necessary changes so that you can continue serving your clients.
As we begin to implement many of the changes resulting from the NAR settlement, please be patient with one another. Although we’ve trained nearly 2000+ members so far, these changes are still new and many are still trying to understand how the new rules and forms will work in actual practice. Please know that your leadership and Dayton REALTORS® staff are here to help navigate these changes. We also predict there may still be more changes on the horizon as we see how all this unfolds.
Our forms committee performed a lot of heavy lifting this spring and summer to have new and revised documents ready for you. These documents are available right now in the document library. in the “Listing and Purchase Forms” folder you will find:
- Buyer Agency Agreement Exclusive Right to Represent
- Buyer Agency Agreement Exclusive Right to Represent Addendum
- Exclusive Right to Sell Contract
- Exclusive Right to Sell Contract Addendum
- Brokerage Fee Offer Acknowledgement
- Broker Compensation Addendum
- and the Residential Contract to Purchase
These documents have also been provided to some third-party vendors that provide document management for brokerages. If you don’t see these new documents in their library, contact the vendor representative for assistance.
Even prior to the recent NAR changes, our MLS was full steam ahead on creating a modern, member-driven MLS. Our team has listened to your feedback and has taken action to increase efficiency, reduce workload, and provide increased communication and clear messaging. As we travel through this new era together, we will continue to keep you at the forefront of all we do.
We have also been hard at work for you on the advocacy front. We’ve been continuing to work with local municipalities on zoning reform and all things private property. At the state level, HB 466 was signed into law in July, making the use of a buyer representation agreement standard for all real estate practitioners in the state of Ohio. As a result of our advocacy during NAR’s Legislative meetings in May, the VA is allowing veteran buyers to directly compensate their agent. With Wright-Patterson Air Force Base and the Dayton VA Medical Center in our region, this is a huge win for our membership and the veterans you represent.
