Building a professional relationship between Real Estate Agents and Insurance Agents

You’ve spent weeks with your buyer. They finally found the perfect home. You are a week from closing and find out that the property needs flood insurance. The additional cost throws off the debt to income and the purchase falls through. Has this ever happened to you?

We recently had a REALTOR® reach out to us because they had a buyer in this situation. The buyer reached out to four different agencies that all provided a similar price. Knowing flood guidelines allowed us to find a policy for half of what they were told everywhere else. Even though the closing was pushed back, we were able to help salvage the sale and allow the buyer to move into the home they wanted.

Insurance is often the forgotten step in the real estate transaction. Having a professional relationship with an insurance agent can position the REALTOR® as a trusted community resource which strengthens the relationship with their buyer. It creates more of a “one-stop” transaction.

Some important information that a buyer should know when they are purchasing a home:

  • What is the difference between replacement cost coverage and actual cash value?
  • How much insurance do I need?
  • Do I need flood insurance?
    • What is the difference in floodplains?
    • Should I purchase private flood insurance or a NFIP policy?
  • Do I need different insurance for an all-cash offer?
  • How can I get the best price?
