Dayton Area Home Sales for September 2026

Single-family and condominium sales reported by the Dayton REALTORS® Multiple Listing Service reached a sales volume of $386 million in September, 1% lower than the sales volume that was reported during the same month in 2025. There was also a decline in home sales, with 1,261 transactions being reported, a 6.5% decrease compared to last year. The price of these transactions, as has been the case all year long, continued their climb. The average sales price increased 5.5% to $306,712 and the median price increased 7.8% to $271,500.

Sales year-to-date through September reached 11,307, up by 2.3% compared to the same period in 2025 when 11,050 properties closed. Total dollar volume through nine months hit $3.4 billion, a 6% increase from the same period last year.

The year-to-date average sale price and median sale price posted respectable gains. The average price totaled $305,299 (a 3.7% increase) while the median price came in at $265,000 (a 3.9% increase).

Single-family and condominium listing entries totaled 1,626 in September, up less than 1% percent over September 2025. Listings through the nine-month period totaled 14,833, up 5% over the same 2025 period.

The overall MLS inventory at month’s end showed 2,870 active properties available for sale, which translated to a supply of just over two months on September’s resale rate.
