Single-family and condominium sales reported by Dayton REALTORS®’ Multiple Listing Service reached a sales volume of $386 million in September, 17.7% higher than the sales volume that was reported during the same month in 2024. There was also a rise in home sales, with 1,328 transactions being reported, a 10% increase over last year. The price of these transactions, as has been the case all year long, continued their climb. The average sales price increased 6% to $291,145 and the median price increased 8% to $251,514.
Sales year-to-date through September reached 10,995, down a small 0.4% compared to the same period in 2024 when 11,041 properties closed. Total dollar volume through nine months hit $3.2 billion, a 5.4% increase from the same period last year.
The year-to-date average sale price and median sale price posted respectable gains. The average price totaled $294,434 (a 5.8% increase) while the median price came in at $255,000 (a 6.2% increase).
Single-family and condominium listing entries totaled 1,612 in September, up 10% percent over September 2024. Listings through the nine-month period totaled 14,079, up 4.5% over the same 2024 period.
The overall MLS inventory at month’s end showed 2,562 active properties available for sale, which translated to a supply of just under two months on September’s resale rate.
