Single-family and condominium sales reached a sales volume of $324 million in September, 4.6% lower than the sales volume that was reported during the same month in 2023. There was also a dip in home sales, with 1,175 transactions being reported, a 12% decrease over last year. Even with fewer sales, the price of these transactions, as has been the case all year long, continued their climb. The average sales price increased 9% to $276,129 and the median price increased 2% to $232,000.
Sales year-to-date through September reached 10,969, up 7% compared to the same period in 2023 when 10,216 properties closed. Total dollar volume through nine months hit $3 billion, a 17.6% increase from the same period last year.
The year-to-date average sale price and median sale price posted respectable gains. The average price totaled $278,348 (a 9.6% increase) while the median price came in at $239,000 (an 8% increase).
Single-family and condominium listing entries totaled 1,462 in September, down 13.4% percent over September 2023. Listings through the nine-month period totaled 13,451, up 7.7% over the same 2023 period.
The overall MLS inventory at month’s end showed 2,013 active properties available for sale, which translated to a supply of just under two months on September’s resale rate.
