Single-family and condominium sales reported by Dayton REALTORS®’ Multiple Listing Service reached a sales volume of $377 million in October, an increase of 5.7% compared to the sales volume that occurred during the same month in 2024. Also increased in October were the average and median prices. The median price of $252,900 was 3% higher than last year and the average price of $285,825 posted a 2.5% gain over last October. The number of sales increased, with the 1,319 sales for the month besting October 2024’s number by 3%.

Year-to-date through October, there were 12,330 sales, up 0.1% compared to the same period in 2024 when 12,318 properties closed. This is notable because after lagging all year due to slower initial activity, sales finally overtook the year-to-date 2024 total in October. Total dollar volume through ten months hit $3.6 billion, a 5.6% bump from the same period last year.

The year-to-date average sale price and median sale price continued to rise as they have all year long. The average price totaled $293,461 – up over 5% – while the median price came in at $255,000, a gain of 6.2%.

Single-family and condominium listing entries totaled 1,667 in October, up 6% from October 2024. This adjusted the listings through the ten-month period to 15,749, up 4.7% over the same 2024 period.

The overall MLS inventory at month’s end showed 2,623 active properties available for sale, which translated to a supply of 1.9 months based on October’s resale rate. The pace of sales was fairly even from last October, when a 1.8-month supply (2,169 listings) was available.
