Dayton Area Home Sales for October 2023

Single-family and condominium sales reported by the Dayton REALTORS® Multiple Listing Service reached a sales volume of $330.5 million in October, an increase of ten percent compared to the sales volume that occurred during the same month in 2022. Likewise, the median price of $235,000 was eighteen percent higher than last year while the average price of $266,378 posted an eleven percent gain over last October. The number of sales remained flat, with the 1,241 sales for the month keeping just 11 transactions shy of October 2022.

Year-to-date through October, there were 11,651 sales, down fourteen percent compared to the same period in 2022 when 13,577 properties closed. Total dollar volume through ten months hit $2.9 billion, a nine percent decrease from the same period last year.

The year-to-date average sale price and median sale price continued to rise as they have all year long. The average price totaled $254,760 – up over five percent – while the median price came in at $225,000, a gain of nine percent.

Single-family and condominium listing entries totaled 1,627 in October, up sixteen percent from October 2022. This pushed the listings through the ten-month period to 14,384, down ten percent over the same 2022 time period.

The overall MLS inventory at month’s end showed 2,241 active properties available for sale, which translated to a supply of 1.8 months based on October’s resale rate. The pace of sales was slightly faster last October, with a 1.3 month supply (1,699 listings) available.
