Single-family and condominium sales reported by Dayton REALTORS®’ Multiple Listing Service reached a sales volume of $228 million in October, increasing eight percent compared to the sales volume that occurred during the same month in 2017. In every major category, in fact, October posted stronger numbers than in 2017. The 1,379 sales for the month edged ahead of last year, the median price ($142,500) was nine percent higher, and the average price ($165,344) posted a seven percent gain.
Year-to-date through October, there were 13,902 sales, up one percent compared to the same period in 2017 when 13,775 properties closed. Total dollar volume through ten months hit $2.3 billion, a seven percent increase from the same period last year.
The year-to-date average sale price and median sale price continued to rise as well. The average price totaled $165,766 while the median price came in at $142,550, each of them gains of six percent.
Single-family and condominium listing entries totaled 1,812 in October, up an incredible eighteen percent from October 2017, defying the recent trend of tightening inventory. This pushed the listings through the ten-month period to 18,547, up almost one percent over the same 2017 time period.
The overall MLS inventory at month’s end showed 4,432 active properties available for sale, which translated to a supply of three months based on October’s resale rate. This rate was nearly equal to last year’s pace of sales, when 4,538 available listings were available.
