Single-family and condominium sales in the Dayton area saw a decrease in activity in November, according to Dayton REALTORS®’ Multiple Listing Service. November’s activity generated a dollar volume of $306 million, a 4% decrease versus last November. Despite the lower dollar volume, the average price still ticked up to $277,410, a 3% increase from last year, while the median price of $249,900 also saw gains compared to last November (8% increase). The number of sales reported totaled 1,103, down 7% compared to the sales that occurred during the same month in 2023.

Listing entries in November totaled 1,200, down 8% from last year. The overall MLS inventory at month’s end showed 2,162 active properties available for sale, which translated to a supply of 1.9 months based on November’s resale rate. Last year at the same time the inventory stood at 2,264 active properties, also producing a supply ratio of 1.9 months.

Year-to-date sales showed 13,391 transactions reported, up 5.8% compared to last year. The sales volume through November of $3.7 billion was a 14% increase over 2023’s $3.2 billion. This generated an average sale price of $278,266 and a median sale price of $240,000, increases of 8% and 6%, respectively, compared to 2023.
