Sales of single-family homes and condominiums reported in May by Dayton REALTORS® totaled 1,360, a 6% increase from the 1,283 sales reported in May 2023. The rise in home sales continued the same pattern from previous months in 2024, with sales bucking the usual seasonal slowdowns.
The median sales price came in at $250,000, beating last year’s figure by 11 percent. The average price of $288,362 bested last year’s price by 11% as well. Sales volume generated by May’s activity totaled $392 million, a 17% increase from last May.
For the first five months of 2024, there were 5,770 sales reported, a 14% jump from 2023 when 5,031 transactions occurred over the same period.
Sales volume exceeded $1.57 billion so far in 2024, a 27% increase from 2023. The average sales price year-to-date stood at $272,424 and represented an 11% rise over 2023’s year-to-date numbers. The median sales price also grew, from $210,000 in 2023 to $230,000 through May 2023, a 9% increase.
There were 1,753 new listings added in May, up 23% percent from last year’s 1,419, while year-to-date listings tallied 7,077, a 17% rise from the 6,020 submitted through May of last year.
Total inventory showed 1,540 properties available at month’s end, representing a supply of just over one month based on May’s pace of sales.
