Sales of single-family homes and condominiums reported in May by Dayton REALTORS® totaled 1,285, a twenty-five percent decrease from the 1,720 sales reported in May 2019. The dip in sales continued as Ohio’s shelter-in-place orders were in effect for most of the month.
Although sales were down, prices were seemingly unaffected by COVID-19. May’s median sales price came in at $166,900, beating last year’s figure by seven percent. The average price of $188,935 also rose, increasing four percent. While these prices were higher than those in 2019, the sales volume generated by May’s activity still fell short of last year, dropping to $242.7 million, a twenty-two percent decrease due to coronavirus restrictions.
For the first five months of 2020, there were 5,743 sales reported, a 7.5 percent decrease from 2019 when 6,212 transactions occurred over the same period.
Sales volume topped one billion in sales so far in 2020, a less than one percent change from last year. The average sales price year-to-date stood at $181,599 and represented an eight percent jump over 2019’s year-to-date numbers. The median sales price also grew, from $143,450 in 2019 to $157,000 through May 2020, a nine percent increase.
There were 1,740 new listings added in May, down seventeen percent from last year’s 2,106, while year-to-date listings tallied 7,583, a ten percent decrease from the 8,449 submitted through May of last year.
