While national real estate numbers trended downward in March, the Dayton market defied the slump. According to new data from Dayton REALTORS®, local residential and condo transactions grew across every key metric, signaling a resilient start to the spring sales season.
The number of new listings rose by 9% to 1,614 properties, up from 1,481 in March 2025. Also rising were the number of homes sold, increasing 8% with 1,163 transactions recorded compared to 1,077 in the same month last year. This resulted in a total sales volume of $340.5 million, a 12% increase from the $304 million recorded in March 2025. The median sale price saw an increase of 8.3% to $260,000, while the average sale price rose by 3.6% to $292,813. The inventory of available homes stood at 1,856 at the end of March 2026, with 1,898 other properties listed as pending sale.
Looking at the year-to-date figures for January through March 2026, the housing market in Dayton appeared strong. New listings were up by 4.7% with 3,857 properties, compared to 3,684 in the same period of 2025. The number of homes sold year-to-date increased 4% to 2,900 transactions, up from 2,786 in 2025. The total sales volume for the first three months of 2026 reached $828.9 million, a 7.8% increase from the $768.6 million recorded in the corresponding period of 2025. The increases also carried over to sales prices, with the median sale price rising 8.3% to $254,650, and the average sale price rising 3.6% to $285,861.
