Dayton Area Home Sales for March 2025

Home sales in March presented a mixed picture, with an increase in the number of homes listed for sale but a continued decrease in closed sales compared to the same period last year, according to data released today by Dayton Realtors. Despite the drop in sales, both median and average sale prices demonstrated moderate growth.

The number of new listings rose by 5.03% to 1,482 properties, up from 1,411 in March 2024. However, the number of homes sold decreased by 10.72%, with 1,058 transactions recorded compared to 1,185 in the same month last year. This resulted in a total sales volume of $300.8 million, an 8.72% decrease from the $329.5 million recorded in March 2024. The median sale price saw an increase of 3.37% to $241,050, while the average sale price rose by 2.24% to $284,303. The inventory of available homes stood at 1,580 at the end of March 2025, with 1,868 properties listed as pending sale.

Looking at the year-to-date figures for January through March 2025, the trends continue. New listings are down by 2.39% with 3,683 properties, compared to 3,773 in the same period of 2024. The number of homes sold year-to-date decreased by 13.45% to 2,748 transactions, down from 3,175. The total sales volume for the first three months of 2025 reached $761 million, a 10.53% decrease from the $850.8 million recorded in the corresponding period of 2024. Despite the decrease in sales volume, the median sale price for the year increased by 4.44% to $235,000, and the average sale price rose by 3.37% to $276,988.

The overall MLS inventory of single-family and condominium listings showed 1,580 available at month’s end, which represented a supply of 1.5 month based on March’s pace of sales.
