Home sales in March decreased from last year, according to the Multiple Listing Service of Dayton REALTORS®. Sales of single-family and condominiums reported totaled 1,135, down over ten percent from the sales in March 2022.

While sales dipped, prices did not. The average sale price landed at $246,564, up six percent from last year, and the median sale price came in at $205,000, up eight percent from last year. Sales volume generated by March’s activity totaled nearly $279.8 million, a four percent decrease over March 2022 due to the lower sales for the month.

The first three months of 2023 saw increases over the previous year in prices, while sales lagged behind 2022. Through March, sales reached 2,805, down fifteen percent from 2022 when 3,300 transactions were recorded. Sales volume showed $660 million so far, a drop of nine percent from 2022. The average sale price year-to date stood at $235,457 and represented a six percent increase over 2022’s year-to-date numbers. The median sale price also grew, from $182,000 in 2022 to $198,000 through March 2023, an eight percent increase.

There were 1,423 new listings added in March, down from last year’s 1,720, and year-to-date listings saw 3,529 listings, a decrease of ten percent from the figures submitted through March of last year.

The overall MLS inventory of single-family and condominium listings showed 1,013 available at month’s end, which represented a supply of 0.8 months based on March’s pace of sales
