Home sales in March increased slightly from last year, according to the Multiple Listing Service of Dayton Realtors. Sales of single-family and condominiums reported totaled 1,270, up a little over one percent from the sales in March 2021.
Due to the low supply and high demand, prices continued their rise. Sales volume generated by March’s activity totaled nearly $294 million, a fourteen percent increase over March 2021. This led to an average sale price of $231,464, up thirteen percent from last year, and a median sale price of $189,500, up eight percent from last year
The first three months of 2022 saw increases over the previous year in prices, while sales remained relatively flat. Through March, sales reached 3,300, down just 28 transactions from 2021 when 3,328 transactions were recorded. Sales volume showed $729.4 million so far, a jump of over eleven percent from 2021. The average sale price year-to date stood at $221,057 and represented a twelve percent increase over 2021’s year-to-date numbers. The median sale price also grew, from $165,300 in 2021 to $182,000 through March 2022, a ten percent increase.
There were 1,720 new listings added in March, down from last year’s 1,679, and year-to-date listings saw 3,927 listings, an increase of just one percent from the figures submitted through March of last year.
The overall MLS inventory of single-family and condominium listings showed 766 available at month’s end, which represented a supply of 0.6 months based on March’s pace of sales.
