Dayton Area Home Sales for March 2019

Sales of single-family and condominiums reported in March by Dayton REALTORS® totaled 1,182, the highest monthly sales so far this year. These sales figures couldn’t top last March’s numbers though, dropping eight percent from the 2018 figures.

Sales volume generated by March’s activity totaled $191.8 million, leading to an average sale price of $162,314 and a median sale price of $137,500. The overall sales volume was down two percent while the average and median prices continued to improve over last year’s numbers.

The first three months of 2019 saw increases over the previous year in prices while seeing a modest decline in sales. Through March, sales reached 3,002, a one percent drop from 2018 when 3,042 transactions occurred over the same period. Sales volume showed $470 million in sales transactions so far, a jump of nearly three percent from 2018. The average sale price year-to date stood at $156,761 and represented a four percent increase over 2018’s year-to-date numbers. The median sale price also grew, from $128,300 in 2018 to $134,000 through March 2019, a four percent increase.

There were 1,709 new listings added in March, down from last year’s 1,877, and year-to-date listings saw 4,291 listings, a decrease of just under seven percent from the figures submitted through March of last year.

The overall MLS inventory of single-family and condominium listings showed 3,175 available at month’s end, which represented a supply of 2.6 months based on March’s pace of sales.
