Dayton Area Home Sales for June 2024

Home sales in the Dayton area slipped slightly in the month of June, falling short of the numbers posted in 2023. The median and average prices, however, continued their upward trajectory.

Sales of single-family and condominium units reported by Dayton Realtors in June totaled 1,282, a decrease of 3.8% from June 2023 sales. Meanwhile, the average price jumped to a new high of $292,966 and the median price hit a new peak at $255,000, increases of 9.5% and 8.9%, respectively. The cumulative sales volume reached $375 million, up 5% from the figures in 2023.

June’s showing capped off the first half of 2024 which saw 7,075 sales transactions of single-family homes and condominiums, compared to 6,365 during the first half of 2023, up 11% from last year.

A cumulative sales volume of $1.9 billion dollars rose 23% year-to-date over last year, and the average sale price followed suit with an increase of 10% to $276,568. The median sale made similar strides, rising 9% over last year to $235,000 for the six-month period.

Listings submitted in the month of June showed 1,608 entries, an increase of 9% as compared to June 2023. For the January-June period, 8,689 listings were entered, a 16% increase from the same period last year.

The overall active MLS single-family and condominium inventory at the end of June stood at 1,673, representing a 1.3-month supply of listings based on June’s resale rate.
