Dayton Area Home Sales for June 2023

Home sales in the Dayton area stumbled in the month of June, falling short of the numbers posted in 2022. The median and average prices, however, continued their upward trajectory.

Sales of single-family and condominium units reported by Dayton REALTORS® in June totaled 1,381, a decrease of thirteen percent from June 2022 sales. Meanwhile, the average price jumped to a new high of $268,465 and the median price hit a new peak at $235,000, increases of 4.7 percent and 6.4 percent, respectively. The cumulative sales volume reached $370.7 million, down nine percent from the figures in 2022

June’s showing capped off the first half of 2023 which saw 6,642 sales transactions of single-family homes and condominiums, compared to 7,801 during the first half of 2022, down almost fifteen percent from last year.

A cumulative sales volume of $1.6 billion dollars fell eleven percent year-to-date, even as the average sale price increased four percent to $250,337 and the median sale price improved six percent to $215,000 for the six-month period.

Listings submitted in the month of June showed 1,562 entries, a decrease of twenty-five percent as compared to June 2022. For the January-June period, 7,890 listings were entered, a twenty percent decrease from the same period last year.

The overall active MLS single-family and condominium inventory at the end of June stood at 1,095, representing just under a one-month supply of listings based on June’s resale rate.
