The Dayton REALTORS® Multiple Listing Service today reported continued positive trends for the Miami Valley’s housing market in July, with single-family home and condominium sales demonstrating resilience and growth in key areas. The median sale price for July surged by 8.98% to $270,000 from $247,750, and the average sales price similarly rose by 7.71% to $304,479, reinforcing the strong upward trend in home values.

The number of sales saw an increase in July, jumping 5.79% with 1,426 transactions, compared to 1,348 in July of the previous year. This growth in sales volume was accompanied by a rise in total sales price, which reached an impressive $434,186,727, marking a significant 13.94% increase over July 2024’s $381,051,018.

Looking at the first seven months of the year, the deficit in year-to-date sales versus last year continued to shrink, with 8,251 transactions falling short of last year’s numbers by 2.78%. Meanwhile, the year-to-date total sales price showed a positive increase of 2.92%, reaching $2,423,035,972 so far in 2025, up from $2,354,343,932 in 2024. Likewise, both the median and average sale prices continued to climb as the year-to-date median sale price increased by 7.14% to $255,000 and the average sales price rising by 5.86% to $293,666. The year-to-date sale-to-list price ratio remained consistent at 100%.

New listings added in July totaled 1,837, showing a notable increase of 12.35% from 1,635 last year. Year-to-date listings tallied 10,746, an increase of 3.91% from 10,342 in 2024, indicating a steady influx of new properties into the market. The total number of single-family homes and condominiums available in the MLS at month’s end was 2,357, a significant increase from 1,838 in July 2024, representing a 1.65-month supply of listings based on July’s resale rate.
