Sales of single-family and condominium units reported by Dayton Realtors in July saw more gains in sales prices and a boost in the number of homes sold for the month. July’s average sales price totaled $282,427, knocking last year’s figure out of the way by 5%. The median price also fared well at $246,675, up 3% from last year.
The 1,328 sales for July revealed an increase of 13% over last year, reflecting the demand of the summer home buying season. These sales produced a cumulative sales volume of over $375 million, a 19% rise from July 2023.
The year-to-date figures also shined a light on the busy year so far. The January-July average sales price increased nearly 10% to $277,373, and likewise the median price ticked up just shy of 8% to $237,000. The cumulative sales price saw an upsurge of 22.8% to $2.3 billion. The number of sales outpaced last year, with the 8,438 units sold increasing 12% above 2023’s year-to-date figures.
Listings submitted in the month of July also rose, with 1,630 entries, a 13% increase from last July’s 1,507. For the January-July period, 10,324 listings were entered, up 14% when compared to last year.
