Dayton Area Home Sales for July 2021

Sales of single-family and condominium units reported by Dayton Realtors in July saw more gains in sales prices. July’s average sales price totaled $225,044, knocking last year’s figure out of the way by nearly nine percent. The median price also fared well at $190,000, up five percent from last year.

The 1,711 sales for July – down a bit from last year by three percent – produced a cumulative sales volume of over $385 million, an increase of five percent from last year.

July’s showing also continued to improve the year-to-date numbers. The January-July average sales price increased over thirteen percent to $217,121, while the median price ticked up twelve percent to $185,000. The cumulative sales price jumped twenty percent to $2.1 billion. The number of sales also saw an increase, as the 9,705 units hopped over the 2020 year-to-date figure by almost six percent.

Listings submitted in the month of July increased, with 2,165 entries, a seven percent increase from July 2020’s 2,011. For the January-July period, 11,803 listings were entered, up from last year by nearly three percent.
