Sales of single-family homes and condominiums, as reported by the Dayton REALTORS® Multiple Listing Service, started off the new year strong compared to January 2025. 799 transactions were reported to the Multiple Listing Service in January, just ahead of last year’s 782 sales, a 2% increase.
A cumulative sales volume of $220 million was a 4.7% increase in a year-over-year comparison. The average sale price for January increased to $276,169, up 2.5% from last January, while the median sale price likewise improved, settling at $237,500, up 3% from last year.
Entries of single-family homes and condominiums during the first month of 2026 increased 7% compared to last year, with 1,169 new listings added in January. The total available active inventory stood at 2,079 at month’s end, putting the pace of sales at 2.6 months.
