Sales of single-family homes and condominiums, as reported by Dayton REALTORS®, started off the new year by dropping significantly from the same time period as last year. 724 transactions were reported to the Multiple Listing Service in January, falling well short of last year’s 1,027 sales, a decrease of twenty-nine percent.
A cumulative sales volume of $164.4 million was a twenty-four percent decline in a year-over-year comparison. The average sale price for January increased to $227,182, up over seven percent from last January, while the median sale price likewise improved, settling at $190,000, up eleven percent from last year.
Entries of single-family homes and condominiums during the first month of 2023 decreased six percent compared to last year, with 1,022 new listings added in January. The total available active inventory stood at 1,175 at month’s end, putting the pace of sales at 1.6 months.
