Sales of single-family and condominium units reported by Dayton Realtors in February saw gains in both sales and prices. 1,020 sales were reported to the Multiple Listing Service in February, a 1.8 percent increase over the 1002 single-family and condominium sales reported in February 2020.
February’s average sales price totaled $194,047, exceeding last year’s monthly figure by almost eleven percent. Meanwhile, the median price also saw an increase, up over seven percent from last year to $159,900.
The sales in February produced a cumulative sales volume of $197.9 million, a jump of over twelve percent from last year.
February’s showing also improved the year-to-date sales numbers. The January-February average sales price was up twelve percent from last year to $193,507, while the median price jumped ten percent to $160,000. The cumulative sales price leaped ahead by eighteen percent to $396.6 million while the number of sales saw a 5.7 percent increase to 2,050.
Tight inventory continued in the Dayton area, and listings submitted in the month of February reflected this nationwide problem, decreasing twenty-six percent to 1,056 entries. For the January-February period, 2,190 listings were entered, down twenty-one percent from last year’s 2,794 listings.
The overall active MLS single-family and condominium inventory of available listings at the end of February stood at just 763 and represented less than one month’s supply of listings based on February’s resale rate.
