The Dayton real estate market experienced significant growth in 2024, with increased sales volume, rising home prices, and strong overall demand, according to year-end data from the Dayton REALTORS® Multiple Listing Service. While December saw a slight seasonal slowdown, the overall performance points to a healthy and stable market.

In 2024, over 17,000 homes were listed, a nearly 5% increase from 2023. Sales also rose by over 5%, with 14,450 homes sold. The total value of homes sold reached over $4 billion, a substantial 14% increase compared to the previous year. Home prices also saw significant appreciation, with the median sale price increasing by almost 7% to $240,000 and the average sales price rising over 8% to $277,780. Furthermore, the sale-to-list price ratio remained strong at 100%, indicating that homes were generally selling at their asking price.

Looking at just the December figures, the Dayton real estate market saw a slight dip in activity compared to the previous year. Listings decreased by 5.74%, and sales fell by 4.92%. However, the total sales price for the month increased by 0.84%. The median sale price experienced a notable 10% increase to $240,000, while the average sales price rose by 6% to $271,248. Homes continued to sell at a high rate, with 99.1% of listed properties selling at or above their asking price.

The overall available inventory at year’s end was 1,937, which calculated to a supply of 1.8 months based on December’s pace of sales. Inventory was up from 2023 levels even while the pacing was similar, when 1,891 listings translated to a supply of 1.7 months of inventory for available listings.
