Dayton Area Home Sales for December and Year End 2021

Home sales prices in the Dayton area finished strong in December, according to Dayton REALTORS® Multiple Listing Service. The average sale price landed at $218,706 – up over nine percent from last year – and a median price of $185,000, up 7.5 percent. A sales volume of $321.7 million was an eleven percent improvement over December 2020. Also up in December were the number of residential and condo sales. 1,471 sales were reported, a 1.5 percent increase compared to last December’s 1,448 sales.

The overall available inventory at year’s end was 987, which calculated to a supply of just 0.67 months based on December’s pace of sales. Inventory was down from 2020 levels, when 1,963 listings translated as a one-month inventory of available listings.

Adding in December’s figures, the full year 2021 improved over last year’s record-setting figures in all key areas: average price, median price, solds, and sales volume. Total sales for 2021 reached 17,618 compared to 17,283 in 2020, up almost two percent. The total cumulative sales volume for the year came in at $3.8 billion, compared to $3.4 billion in 2020, a thirteen percent jump.

These figures translated into a final average sale price for 2021 of $219,308 – up over eleven percent – and a median sale price of $185,000, up nearly nine percent from last year.

The number of listing entries for the year edged out last year’s figure by a little over one percent, to 19,626. In 2020, the market finished out 19,336 listings.
