The Dayton real estate market fared well in 2025, with growing sales volume, rising home prices, and an increased overall demand as the year progressed, according to year-end data from the Dayton Realtors Multiple Listing Service.

In 2025, over 17,800 homes were listed, a 4% increase from 2024. Home sales also inched out a win over last year with an increase of 1%. The total value of homes sold reached over $4.2 billion, a 6% increase compared to the previous year. Home prices also saw significant appreciation, with the median sale price increasing by 6% to $255,000 and the average sales price rising over 5% to $293,404. Furthermore, the sale-to-list price ratio remained strong at 99.7%, indicating that homes were generally selling at their asking price.

Looking at just the December figures, the Dayton real estate market saw a boost in activity compared to the previous year. Listings increased by 4%, and sales grew an impressive 14%. Those sales sparked a surge in the total sales price for the month, increasing by over 22% to $346.9 million. The median sale price experienced a 4% increase to $250,000, while the average sales price rose by 7% to $290,366. Homes continued to sell at a high rate, with 98.8% of listed properties selling at or above their asking price.

The overall available inventory at year’s end was 2,241, which calculated to a supply of 1.8 months based on December’s pace of sales. Inventory was up from 2024 levels even while the pacing was similar, when 1,937 listings translated to a supply of 1.8 months of inventory for available listings.
