Dayton Area Home Sales for December 2023

Home sales prices in the Dayton area finished strong in December, according to Dayton REALTORS®’ Multiple Listing Service. The average sale price landed at $254,718 – up 10 percent from last year – and a median price of $217,750, up 14 percent. The sales volume, likewise, jumped 10 percent even as home sales remained flat from last year. The number of sales totaled 1,084, down just two units from last December (-0.18 percent), generating a volume of $276.1 million for the month.

The overall available inventory at year’s end was 1,891, which calculated to a supply of 1.7 months based on December’s pace of sales. Inventory was up from 2022 levels, when 1,429 listings translated to a little more than one month of inventory for available listings.

The full year 2023 improved over last year’s record-setting figures for average and median price but fell short in transactions and sales volume. Total sales for 2023 reached 13,968 compared to 15,781 in 2022, down 11 percent. The total cumulative sales volume for the year came in at $3.5 billion, falling five percent from 2022 due to fewer overall sales. These figures translated into a final average sale price for 2023 of $255,812, up seven percent, and a median sale price of $225,000, up 11 percent from last year.

The number of listing entries for the year fell short of last year’s figure by seven percent, to 16,646. In 2022, the market finished out with 18,018 listings.
