Dayton Area Home Sales for December 2022

Home sales prices in the Dayton area finished strong in December, according to Dayton Realtors Multiple Listing Service. The average sale price landed at $231,423 – up 5.8 percent from last year – and a median price of $192,000, up 3.7 percent. The sales volume, however, plummeted over twenty percent as fewer homes changed hands in December. The number of sales totaled 1,100, down twenty-five percent from December 2021, generating a volume of $254.5 million for the month.

The overall available inventory at year’s end was 1,429, which calculated to a supply of 1.3 months based on December’s pace of sales. Inventory was up from 2021 levels, when 987 listings translated to less than one month of inventory for available listings.

Adding in December’s figures, the full year 2022 improved over last year’s record-setting figures for average price, median price, and sales volume, but fell short in sales and new listings. Total sales for 2022 reached 16,128 compared to 17,618 in 2021, down eight percent. The total cumulative sales volume for the year came in at $3.866 billion, edging out 2021’s volume by $3 million, for a scant 0.08 percent gain.

These figures translated into a final average sale price for 2022 of $239,754 – up over nine percent – and a median sale price of $203,500, up ten percent from last year.

The number of listing entries for the year fell short of last year’s figure by 5.6 percent, to 18,523. In 2021, the market finished out 19,626 listings.
