Sales of single-family and condominium units reported by Dayton REALTORS® in August found home sales fall behind those from August 2025. The 1,332 transactions lagged behind last August by a little over 4% while the cumulative sales volume still rose 0.84% from last year to $423 million. The average sales price continued its upward trajectory and hit $317,580, a jump of 5.3% from the previous August. Likewise, the median price saw an increase to $271,450, up 4.4% from last year.
August’s showing also saw a year-to-date increase in prices. The January-August average sales price increased 3.5% to $305,253 while the median sales price of $265,000 saw a 4% bump. The cumulative sales price ticked up by nearly 7% to $3 billion.
Even with August’s dip in sales, the year-to-date sales of 10,015 are an improvement over last year by 3.25%. Listings submitted in the month of August were relatively flat at 0.29% from last August at 1,720 entries. For the January-August period, 13,202 listings were entered, up from last year by 5.8%.
The overall active MLS single-family and condominium inventory at the end of August stood at 2,671 properties and represented a 2 month’s supply of listings based on August’s resale rate.
