The Dayton REALTORS® Multiple Listing Service today reported growth in both dollar volume and price for the Miami Valley’s housing market in April, although single-family home and condominium sales experienced a decline for the month.
The number of sales in April decreased 3%, with 1,223 transactions versus 1,264 the previous year. Despite this slight dip, the total sales price reached $372,482,796, marking a positive 6% increase over April 2025’s $351,646,257. This growth in dollar volume, even with slightly fewer transactions, highlights the appreciation in property values. The median sales price for April surged by 9% to $268,000 from $245,000, and the average sales price similarly rose by 9% to $304,565, underscoring the strong upward trend in home values.
The first four months of the year continued to show improvement compared to the previous year. Year-to-date sales experienced an increase of 2%, with 4,137 transactions compared to 4,050 in the same period of 2025. This boosted the total sales volume, reaching $1,205,398,957 so far in 2026, up over 7% from the same time period in 2025. These increases were also reflected in both the median and average sale prices, reinforcing the strength of property values. The year-to-date median sale price increased by 8% to $257,500, while the average sales price rose by 5% to $291,370.
There were 1,843 new listings added in April, up 11% from last year, while year-to-date listings tallied 5,699, up 6.7% from last year’s year-to-date figures.
The overall number of single-family homes and condominiums available in the MLS stood at 2,002 at month’s end, which represented a supply of 1.6 months, based on April’s pace of sales.
