Dayton Area Home Sales for April 2024

Dayton area home sales in the month of April saw a surge in both sales and prices, as reported by the Dayton Realtors Multiple Listing Service. The monthly numbers for single-family home and condominium sales in the Miami Valley increased 14% with 1,228 sales reported, compared with the 1,075 sales last April. Sales volume generated by April’s activity totaled $325 million, a 21% increase from April 2023.

April’s average sales price totaled $265,444, exceeding last year’s monthly figure 6%. Meanwhile, the median price also saw an increase, up 3% from last year to $225,000.

Including April sales, the first four months of 2024 saw an increase in the sales numbers. Through April, sales reached 4,375, a 16% increase from 2023. Sales volume came in at $1.16 billion so far in 2024, a surge of almost 30% from last year. The average sales price year-to-date stood at $267,158 and represented an 11% jump over 2023’s year-to-date numbers. The median sales price also grew, from $203,750 in 2023 to $225,000 through April 2024, a 10% increase.

There were 1,557 new listings added in April, up 21% from last year, while year-to-date listings tallied 5,321, a 15% rise from the 4,601 submitted through April last year.

The overall number of single-family homes and condominiums available in the MLS stood at 1,323 at month’s end, which represented a supply of one month, based on April’s pace of sales.
