Modest gains continued to be made in April on home prices in the Dayton area, as reported by the Dayton REALTORS® Multiple Listing Service. The number of sales, however, dropped as compared to the figures in April 2022. The monthly numbers for single-family home and condominium sales in the Miami Valley dropped sixteen percent with 1,095 sales reported, compared with the 1,312 sales last April. Sales volume generated by April’s activity totaled $277 million, a fourteen percent decrease from April 2022.
As we’ve been seeing over the past year, prices continued a significant upward trend, with the average price in April improving three percent to $253,042 and the median price increasing close to four percent to $220,000.
Including April sales, the first four months of 2023 saw a decrease in the sales numbers. Through April, sales reached 3,892, an almost sixteen percent decrease from 2022. Sales volume came in at $938 billion so far in 2023, an eleven percent drop from last year. The average sales price year-to-date stood at $241,007 and represented a five percent jump over 2022’s year-to-date numbers. The median sales price also grew, from $189,900 in 2022 to $205,000 through April 2023, an eight percent increase.
There were 1,349 new listings added in April, down twenty-three percent from last year, while year-to-date listings tallied 4,832, a fifteen percent decrease from the 5,682 submitted through April last year.
The overall number of single-family homes and condominiums available in the MLS stood at just 941 at month’s end, which represented a supply of less than one month, based on April’s pace of sales.
