There were huge jumps in all areas of Dayton area home sales in April compared to last year, as reported by the Dayton Realtors Multiple Listing Service. This is not really a surprise, given that the spring home buying season was significantly curtailed by the COVID-19 pandemic and the state’s stay-at-home orders in April 2020. The monthly numbers for single-family home and condominium sales in the Miami Valley increased almost twenty percent with 1,357 sales reported. Likewise, sales volume generated by April’s activity totaled $303 million, a 42 percent increase from April 2020.
As we’ve been seeing over the past year, prices still continued a significant upward trend, with the average price improving nineteen percent to $223,363 and the median price increasing sixteen percent to $190,000.
As a result of these April sales, the first four months of 2021 saw substantial increases in the sales numbers. Through April, sales reached 4,703, a six percent increase from 2020. Sales volume came in at $962 million so far in 2021, a twenty percent change from last year. The average sales price year-to-date stood at $204,602 and represented an almost fourteen percent jump over 2020’s year-to-date numbers. The median sales price also grew, from $154,900 in 2020 to $173,000 through April 2021, an eleven percent increase.
There were 1,761 new listings added in April, up twenty-eight percent from last year, while year-to-date listings tallied 5,633, a three percent decrease from the 5,840 submitted through April last year.
The overall number of single-family homes and condominiums available in the MLS stood at just 755 at month’s end, which represented a supply of only about two weeks, based on April’s pace of sales.
