Single-family home and condominium sales announced the arrival of the Spring home shopping season in strong fashion in the Miami Valley, according to Dayton REALTORS®. The 1,457 sales recorded beat last year’s April number by three percent.
Sales volume generated by April’s activity totaled $257 million, a spike of over twelve percent. This led to average and median prices also seeing a boost. The average sales price increased nine percent from last year to $176,501, while the median sales price recorded a seven percent jump to $150,000.
The first four months of 2019 saw sales in a dead-heat compared to last year. Through April, sales reached 4,473, the exact number that was experienced in 2018. Sales volume, however, continued its upward climb, coming in at $729.6 million in sales so far in 2019, a 5.8 percent change from 2018. The average sales price year-to-date stood at $163,127 and represented nearly a six percent jump over 2018’s year-to-date numbers. The median sales price also grew, from $132,000 in 2018 to $139,000 through April 2019, a five percent increase.
There were 2,042 new listings added in April, up three percent from last year, while year-to-date listings tallied 6,336, a three percent decrease from the 6,551 submitted through April last year.
The overall number of single-family homes and condominiums available in the MLS stood at 3,235 at month’s end, which represented a supply of 2.6 months based on April’s pace of sales.
