Beginning January 1, 2020, several new rules go into effect impacting how the MLS will be used.
New Service Areas added to Dayton REALTORS® MLS
Beginning January 1, 2020, the DR MLS will add the following counties to their service area:
Miami, Clark and Butler counties in Ohio. Why is this important?? These additional service areas will “primarily” affect secondary members of the MLS. MLS members must agree to enter all their listings within these service areas into the MLS.
Dayton REALTORS® MLS Rules & Regulations Section 1 – Listing Procedures: “Listings of real or personal property of the following types, which are listed subject to a real estate broker’s license, and are located within the service area of the multiple listing service, and are taken by participants on an exclusive right-to-sell listing contract or an exclusive agency listing contract shall be delivered to the multiple listing service within 72 hours (exclusive legal holidays) after all necessary signatures of seller(s) have been obtained.”
Failure to place all listings of a Dayton REALTORS® MLS member into the MLS within 72 hours could subject the member to a $100.00 fine per occurrence capped at $500.00.
New Pending Status Requirement
Beginning January 1, 2020, members will be required to mark all pending status changes to their listings in the MLS within 24 hours of the change.
Dayton REALTORS® MLS Rules & Regulations Section 2.5 – Reporting Sales to the Service: “Status changes, including final closing of sales and sales prices, shall be reported to the multiple listing service by the listing broker within 72 hours after they have occurred. If negotiations were carried on under Section 2 a. or b. hereof, the cooperating broker shall report accepted offers and prices to the listing broker within 24 hours after occurrence and the listing broker shall report them to the MLS within 24 hours after receiving notice from the cooperating broker.”
Failure to update the pending status within 24 hours after receiving notice from the cooperating broker of acceptance of contract could subject the member to a $100.00 fine per occurrence capped at $500.00.
New Commercial Industrial Exchange to begin December 1, 2019
Beginning December 1st, 2019, a new CIE (Commercial Industrial Exchange) “Catylist” will be launched in the Dayton commercial market. The new “Catylist” CIE platform offers Dayton commercial members a statewide, fully researched, CIE platform with which to search and or list their commercial properties. Catylist also has a national listing portal “Commercial Exchange” where all Catylist member listings are automatically pushed for world-wide exposure.
As a result of the new commercial listing platform going live December 1st, the old local CIE listing platform hosted by Corelogic “Matrix” will be shut down and will cease to accept new listings after November 30th. Any member wishing to have their commercial listings show on the new CIE will have to make sure to enter their listings into the new “Catylist” CIE.
