Sales of single-family homes and condominiums, as reported by Dayton REALTORS®, started off the new year strong compared to January 2023. 891 transactions were reported to the Multiple Listing Service in January, well above last year’s 721 sales, a 23% increase.
A cumulative sales volume of $226.6 million was a 39% increase in a year-over-year comparison. The average sale price for January increased to $254,396, up over 12% from last January, while the median sale price likewise improved, settling at $206,000, up 10% from last year.
Entries of single-family homes and condominiums during the first month of 2024 increased 19% compared to last year, with 1,174 new listings added in January. The total available active inventory stood at 1,615 at month’s end, putting the pace of sales at 1.8 months.
