Single-family and condominium sales in the Dayton area saw an increase in activity in November, according to Dayton REALTORS®’ Multiple Listing Service. November’s activity generated a dollar volume of $313 million, a twenty-five percent increase versus last November. This translated to an average sale price of $266,477, up nineteen percent from last year, and a median price of $226,000, also a bump of nineteen percent from last November.
The number of sales reported totaled 1,175, up five percent compared to the sales that occurred during the same month in 2022.
Listing entries in November totaled 1,330, up twenty percent from last year. The overall MLS inventory at month’s end showed 2,264 active properties available for sale, which translated to a supply of 1.9 months based on November’s resale rate. Last year at the same time the inventory was tighter at 1,636 available listings, producing a supply ratio of 1.5 months.
Year-to-date sales showed 12,842 transactions reported, down twelve percent compared to last year. The sales volume through November of $3.2 billion was a six percent decrease over 2022’s $3.5 billion. This generated an average sale price of $255,801 and a median sale price of $225,000, increases of six percent and ten percent, respectively, compared to 2022.
