Dayton Area Home Sales for June 2025

The Dayton REALTORS® Multiple Listing Service reported positive momentum for the Miami Valley’s housing market in June, with single-family home and condominium sales showing growth and appreciation in property values.

For the month of June, the number of sales saw an increase of 7.21%, with 1,412 transactions compared to 1,317 in June of the previous year. This growth in sales volume was accompanied by a rise in total sales price, which reached $458,197,375, marking a significant 19.10% increase over June 2024’s $384,727,424. The median sale price for June surged to $275,000 from $255,000, and the average sales price similarly rose by 11.08% to $324,502, reinforcing the strong upward trend in home values.

Looking at the first six months of the year, year-to-date sales experienced a decrease of 4.62%, with 6,809 transactions compared to the same period of 2024. Despite this dip in volume, the year-to-date total sales price showed a marginal increase of 0.48%, reaching $1,982,739,916 so far in 2025. Both median and average sale prices continued to climb, with the median sale price increasing to $250,000 and the average sales price rising 5.35% to $291,194.

New listings added in June totaled 1,802, showing a notable increase of 12.34% from 1,604 last year. Year-to-date listings tallied 8,904, a slight increase of 2.26% from 8,707 in 2024, indicating a steady influx of new properties into the market. The total number of single-family homes and condominiums available in the MLS at month’s end was 2,092, a significant increase from 1,673 in June 2024, representing a 1.48-month supply of listings based on June’s resale rate.
