Sales of single-family and condominium units reported by Dayton REALTORS® in February saw a drop in sales while still realizing a modest increase in prices. 899 sales were reported to the Multiple Listing Service in February, an eight percent decrease over the 979 single-family and condominium sales reported in February 2022.

February’s average sales price totaled $230,470, exceeding last year’s monthly figure by over six percent. Meanwhile, the median price also saw an increase, up over eight percent from last year to $196,101.

The sales in February produced a cumulative sales volume of $207 million, a decline of two percent from last year.

February’s showing also impacted the year-to-date sales numbers. The January-February average sales price was up over six percent from last year to $228,610, while the median price also jumped ahead nearly ten percent to $193,250. Due to fewer sales so far this year, the cumulative sales price lagged by thirteen percent to $374 million while the number of sales saw a nineteen percent decrease to 1,636.

Tight inventory continued in the Dayton area, contributing to the lower number of sales. Listings submitted in the month of February showed a decrease of six percent to 1,041 entries. For the January-February period, 2,064 listings were entered, also down six percent from last year’s 2,204 listings.

The overall active MLS single-family and condominium inventory of available listings at the end of February stood at 1,082 and represented a little more than one month’s supply of listings based on February’s resale rate.
